This isn't a "scheme" as such. It's a company in Bristol that specialises in off-plan property investing and gives members the chance to buy at discounts quoted of around 15%.
It certainly seems very professional and they have sent me details of a couple of investments that sound excellent. Haven't purchased any property through them to date - mainly because I am not sure whether to go for offplan in other areas of the country and haven't had time to properly research the deals on offer. (They go to pains to stress that although they take all precautions, you still need to undertake your own "due diligence" )
They are very friendly and I get the impression that they are more than willing to answer any questions you may have. When you agree to buy a property, you pay them a fee but obviously the idea is that you've bought for up to 15% less than developer price - so even with the fee, you should have paid less than the going rate in most cases.
Sorry, this is sounding like an advert for them - but everything I've had from them so far suggests an honest, professional outlet.
I would like to see some decent case studies on their site from investors who've bought in the past and have seen a good return . I don't feel I should give them a rating since I haven't actually spent money with them but they look good.

1st Choice Property Investments Ltd source selected investment properties. I became interested in this type of investment after reading Andy Shaws' and Brian Baggarley's books and attending a couple of property seminars. What 1st Choice gives you is a combination of the two approaches. When I first met the very personable director of 1st Choice, Richard Turner, I was immediately impressed by his straightforward, sincere and honest approach. He took time to show me how he finds investment property, how the various deals work and most importantly, he passed my litmus test of an adviser: he actually owned a large number of investment properties himself and used the principles he was teaching me. I had considered Andy Shaw's Passive Investment scheme but would have to wait six years to own five properties and require a significant upfront fee. After one month, I have four property deals ongoing with the help of 1st Choice. As a complete newbie I have found Richard and his colleague Jon, very helpful, always willing to take time to explain the process and have never felt that they are trying to 'sell' me the deal.
